Dutch Buyers Drive Growing Demand for Costa del Sol Property
The international demand for property in Spain continues to evolve, with buyers from the Netherlands becoming an increasingly important part of the market.
Recent figures for the second quarter of 2026 show particularly strong growth in Dutch purchases of Spanish property. While international demand as a whole continues to increase, Dutch buyers are currently growing at a faster rate than the wider foreign market.
For the Costa del Sol, where international buyers have long played an important role, this is another indication of how the profile of overseas demand is changing.
Strong Growth from Dutch Property Buyers
Dutch buyers were involved in 1,862 property purchases in Spain during Q2 2026, representing an increase of 19.5% compared with the same quarter in 2025.
This compares with growth of 11.3% across the foreign-buyer market as a whole.
Looking at the first half of 2026, Dutch buyers purchased 3,489 homes in Spain, an increase of 12.3% year-on-year. The longer-term trend is even more striking: the number of Dutch purchases during the first half of 2026 was more than four times the level recorded during the first half of 2017.
This means Dutch purchasers are no longer a relatively small niche within Spain's international property market. Their share of foreign purchases has risen significantly over the past decade and continues to move upwards.
A Market That Has Grown Dramatically Since 2017
The change becomes particularly clear when looking at the figures over a longer period.
Using Q2 2017 as a baseline, Dutch demand for Spanish property has increased to an index level of 476, meaning demand is now almost five times higher than it was at that point.
By comparison, overall foreign demand has risen to an index of 172 over the same period.
In other words, Dutch demand has grown considerably faster than international demand overall.
The rolling four-quarter figures also point to continued growth. In the 12 months to the end of Q2 2026, Dutch buyers were involved in 6,537 Spanish property purchases, up 12.1% on the previous 12-month period.
Although the pace of growth has moderated from the exceptional levels seen previously, the important point is that it is continuing from a much higher base.
Why Is Spain Attracting More Dutch Buyers?
There are a number of reasons why Spain remains attractive to buyers from Northern Europe.
For many Dutch purchasers, buying a property in Spain is about more than simply acquiring an investment. The country's climate, outdoor lifestyle, beaches, golf, restaurants and relatively easy access from the Netherlands all contribute to its appeal.
The Costa del Sol is particularly well suited to this type of buyer.
The region offers an established international community, excellent transport connections, a wide choice of property and a lifestyle that can be enjoyed throughout the year rather than only during the traditional summer season.
For some buyers, the motivation may be a holiday home or second residence. Others are looking to spend more of their time in Spain, while some see property as a long-term investment.
What Does This Mean for the Costa del Sol?
The Costa del Sol has traditionally attracted buyers from countries including the UK, Scandinavia, Belgium, Germany and the Netherlands.
The continued growth of Dutch demand is therefore significant because it adds another strong international market to an already diverse buyer base.
Areas such as Mijas Costa, La Cala de Mijas, Calahonda, Riviera del Sol, Cabopino, Elviria and Marbella offer many of the characteristics international buyers are looking for: proximity to the coast, established residential communities, good amenities and a broad range of apartments, townhouses and villas.
The Dutch market is also interesting because buyers are increasingly looking beyond the traditional holiday-home locations and considering Spain as a place for longer-term living and investment.
More International Buyers Means a More Diverse Market
One of the strengths of the Costa del Sol property market is its international nature.
A diverse buyer base helps create demand across different types of properties and locations, from frontline beach apartments and golf properties to family villas and homes within established residential communities.
For sellers, this can also be important.
A property marketed only towards one nationality may miss potential buyers from other parts of Europe. Professional presentation, strong online exposure and international marketing can help ensure a property reaches the widest possible audience.
For buyers, the increasing international interest in the Costa del Sol means that desirable properties can attract attention from purchasers across several different markets.
Is Dutch Demand Likely to Continue?
Nobody can predict exactly how international property demand will develop, but the current figures provide a clear indication that Dutch interest in Spanish property has strengthened considerably.
The fact that Dutch purchases have continued to grow despite already reaching much higher levels than a decade ago is particularly noteworthy.
Spain continues to offer something that is difficult to replicate elsewhere: a combination of climate, lifestyle, infrastructure, accessibility and a mature property market.
For the Costa del Sol, continued interest from Dutch buyers adds further depth to an already strong international market.
What Does This Mean If You Are Buying or Selling?
For buyers considering property on the Costa del Sol, the growth in international demand reinforces the importance of having a clear idea of what you want and being prepared to act when the right property becomes available.
For sellers, it highlights the importance of presenting and marketing a property effectively to an international audience.
The Costa del Sol is no longer a market driven by one or two nationalities. Buyers come from across Europe and beyond, each with different requirements, budgets and reasons for purchasing.
That makes local knowledge and personalised advice particularly valuable.
