New Marbella Neighbourhood Planned with 156 Villas
A significant new residential area is set to take shape on the northern side of Marbella, with plans for 156 detached villas on a site of more than 105,000 square metres close to La Cañada shopping centre.
The project represents one of the more substantial additions to Marbella's residential land supply in recent years and has been a long time in the making. After decades of planning and several years of environmental and administrative procedures, the development is now moving closer to the infrastructure stage.
A New Residential Area North of Marbella
The development is located within the URP-MB-2 sector, north of Marbella town centre and close to the existing urban area.
The plans provide for approximately 156 detached homes, creating a new low-density residential neighbourhood rather than a high-density apartment development.
Alongside the residential plots, the project will include a 4,000 m² site for private sports facilities, more than 25,000 m² of green areas, and around 44,000 m² allocated to public facilities, including educational and social uses.
There will also be a substantial amount of supporting infrastructure, including roads, pedestrian areas and parking.
The plans currently provide for 251 private parking spaces and 127 public parking spaces, including four spaces reserved for people with reduced mobility. Around 12,500 m² is allocated to roads and pedestrian areas.
A Project More Than 30 Years in the Making
Although the development is only now moving towards the infrastructure stage, the site's planning history goes back much further.
The partial development plan was originally approved in 1991, but progress has been complicated by the site's proximity to the Trapiche del Prado, a historic sugar mill complex that has protected heritage status.
More recently, the project has spent more than six years progressing through various administrative procedures, including archaeological investigations and environmental approvals.
An Integrated Environmental Authorisation from the Junta de Andalucía has now cleared an important hurdle, allowing the urbanisation works to move forward.
The lengthy planning process is a useful illustration of why bringing substantial amounts of new housing land to the market can take many years, particularly where environmental and heritage considerations are involved.
Around €8 Million in Infrastructure Investment
Before the villas themselves can be built, considerable work will be required to prepare the site.
The terrain presents particular challenges because of its elevation and slopes. The infrastructure programme will involve substantial earthworks, retaining walls, paving and drainage systems.
The estimated cost of the urbanisation works is approximately €8 million.
Once the infrastructure is in place, the area will provide a new supply of low-density residential land in a location close to Marbella's existing urban area and La Cañada.
What Could It Mean for Marbella Property?
The development is interesting from a wider Marbella property-market perspective.
Marbella continues to attract strong demand from both Spanish and international buyers, while the availability of well-located development land is naturally limited.
Adding 156 detached homes will increase the supply of new residential properties, but the project is also relatively low density, with a significant proportion of the overall site dedicated to green areas, public facilities, roads and other infrastructure.
The location is another important factor. Being close to La Cañada and the existing Marbella urban area gives future residents convenient access to shopping, services and the town centre, while the northern side of Marbella also provides access towards the surrounding countryside and mountain areas.
Marbella Continues to Evolve
Projects such as this demonstrate that Marbella's property market is not simply about individual new developments or luxury villas along the coast.
The town continues to evolve through the creation of new residential neighbourhoods, improvements to infrastructure and the redevelopment of previously planned areas.
For buyers, this creates opportunities to consider different types of property and locations within the Marbella municipality. Established neighbourhoods, new developments and future residential areas can each offer very different lifestyles and investment considerations.
For existing property owners, continued development can also change the character and accessibility of surrounding areas over time.
A Long-Term Development Story
It is important to remember that the current announcement relates to the urbanisation and infrastructure stage. The infrastructure works need to be completed before the individual residential plots can ultimately become new homes.
Consequently, the arrival of the 156 villas will be a longer-term process rather than an immediate increase in available housing.
Nevertheless, the project is significant because it brings forward a sizeable area of land that has been part of Marbella's planning landscape for decades.
